TORs for Allotment of Plots
Once a plot is allotted, there are specific Terms of Reference (TORs) that the successful applicant must adhere to. The applicant is required to begin construction of the house within six months of taking possession of the plot, following the applicable building by-laws.
The construction must be completed within two years from the date of possession. To prevent misuse, the allotted plot cannot be sold, transferred, or leased for at least five years from the date of allotment. Any violation of this rule will result in automatic cancellation of the allotment.
If the applicant fails to follow the construction timelines or violates building regulations, PHATA reserves the right to cancel the allotment after issuing a one-month written notice.
In cases where cancellation occurs due to non-compliance or submission of false information, the possession of the plot will be resumed by the Punjab Housing and Town Planning Agency (PHATA) without offering any compensation.
Moreover, the plot must strictly be used for residential purposes; any commercial activity or unauthorized construction is strictly prohibited. In case of disputes, the matter will be forwarded to PHATA’s Designated Grievance Redressal Committee (GRC) for resolution.
Lastly, PHATA holds the authority to inspect the construction at any stage to ensure compliance. Any breach of the TORs may lead to legal action under the relevant laws and regulations.
